The
real estate market in Nepal can presently be referred to as an informal
sector. The brokerage system is operating in an unprofessional manner.
Buying and selling of the property is primarily catered through
local brokers (who have area wise information on property) or through
friends or relatives. Communication system is therefore limited
to word-of-mouth or to classified advertisements in newspapers.
In addition, there is the ever-prevailing conflict of interest between
buyers and sellers, where the buyer looks for the lowest of price
while the seller strives for a higher price of the property. The
broker therefore gets an unfair advantage of the situation and gets
away with an unreasonably high amount of commission in the process
of closing the deal between the two parties, thus causing the buyer
to pay higher than the actual cost price of the property.
